The service

## Replacing the roof is what saves the conservatory
Almost everything wrong with a typical conservatory is the roof. The walls and frames are usually fine. It is the sheet of polycarbonate or glass overhead that turns the room into a greenhouse by ten in the morning and a fridge by October, and that drums so loudly in heavy rain you have to turn the television up.

Replacing that roof with an insulated, tiled structure fixes all three problems in one job: the heat gain, the heat loss and the noise. Inside you get a plastered ceiling; outside you get tiles that match the house rather than a plastic lid.

This is our named specialism, Draycote Windows is an insulated conservatory specialist and a Eurocell approved tile installer, and we build the roofs ourselves rather than sub-contracting the work to whoever is free that week.

### Conservatories used as storage
If the room has quietly become the place the bikes live, the roof is almost always why.

### Polycarbonate roofs past their life
Discoloured panels, leaking glazing bars, algae in the flutes and no meaningful insulation at all.

### Glass roofs that overheat
Better looking than polycarbonate and still a solar oven on a July afternoon.

### Homes needing extra usable space
Far cheaper than an extension when the structure is already there and only the roof has failed.

What it costs to leave it

## Every year you leave it, you pay for a room you do not use
A failing conservatory roof does not just make one room uncomfortable. It leaks heat out of the adjoining rooms, it lets water into the structure, and it slowly converts a part of your house into an expensive porch.

### The room drops out of use entirely
Too hot from May to September, too cold from October to April. That leaves a handful of usable weeks in a room you are still heating and insuring.

### Leaks at the bars and abutment
Sealant at the glazing bars and the joint to the house perishes. Water gets in, stains frames, damages flooring and rots any timber it reaches.

### Heat drawn from the rest of the house
Whatever separates the conservatory from the house is rarely airtight. The uninsulated roof pulls warmth out of the kitchen or lounge behind it.

### The mistakes we get called out to fix

- Fitting a tiled roof without checking whether the frames and base can carry the extra weight
- Covering a polycarbonate roof over instead of replacing the structure
- Leaving the internal finish as exposed panels, so the room still reads as a conservatory
- Ignoring ventilation inside the roof build-up and trapping moisture in it
- Using separate trades for structure, roofing and plastering and getting no single point of accountability
- Taking a low quote that gets revised the moment the old roof comes off

Case study

## Conservatory replaced with a warm-roof extension
The old conservatory had become unusable. We took it down and built a proper brick extension in its place, finished with an insulated tiled roof, wide bi-fold doors onto the garden and a media wall that makes it the room everyone wants to sit in.

- Old conservatory taken down and cleared
- New brick-built extension in its place
- Insulated tiled warm roof
- Bi-fold doors opening onto the garden
- Media wall with fire and lit display shelves

"We wanted our unusable conservatory knocking down and replaced with a brick-built extension, with bifold doors and a media wall! … The room is extremely light and bright with the bifold doors and lighting. It's so peaceful. Every part of the build is insulated, the roof, floor and the walls which has made the area an extremely warm space. … Their workmanship and attention to detail is first class."

Our process

## Five steps, the same on every job we take on
Step 1

### Inspection
We look at the existing roof, frames, wall plate and base and tell you honestly what the structure can take. Verbal quote is free.

Step 2

### Survey and specification
Insulation build-up, tile choice, internal ceiling finish, roof windows and lighting agreed in writing. And everything is confirmed in writing before we order anything.

Step 3

### Manufacture and order
Everything ordered against a price that is fixed and never added to. Minimum 10 weeks from order, and you get the honest date.

Step 4

### Strip and rebuild
Old roof removed, structure strengthened where needed, insulated roof built and tiled, abutment and flashings detailed properly.

Step 5

### Finish and guarantee
Internal ceiling plastered and finished, site cleared, and the job registered for the IWA insurance-backed guarantee.

What you get

## The difference a properly fitted job makes

### A room you use all year
The single biggest change most homeowners make to how much of their house they actually live in.

### No more rain drumming
An insulated tiled roof takes the noise out of a downpour completely. You can hold a conversation in there in a storm.

### Stops leaking for good
No glazing bars, no perishing sealant strips overhead, and a properly detailed abutment to the house wall.

### Cheaper to keep warm
Heat stays in the room instead of escaping through the roof, so the space stops fighting your heating system.

### Looks like part of the house
Tiles chosen to sit with the existing roof and a plastered ceiling inside, it stops looking like an add-on.

### One team, insurance-backed cover
Built in-house by a Eurocell approved tile installer, backed by an IWA insurance-backed guarantee and comprehensive public liability cover.

In detail

## What the replacement involves, from strip-out to plastered ceiling
A conservatory roof replacement is structural work, roofing work and internal finishing work in the same job. Here is how each part is handled.

### Load assessment
Tiles weigh far more than the polycarbonate or glass they replace. We assess the existing frames, wall plate and base before quoting, and where strengthening is required it is priced into the fixed quote.

Anybody quoting a tiled roof without looking at what is holding the conservatory up is guessing with your house.

### The insulated structure
A new roof structure is built and insulated within the build-up, bringing the room inside the thermal envelope rather than leaving it outside behind a thin panel.

Ventilation within that build-up is designed in, because a sealed roof with no ventilation path traps moisture and causes its own problems.

### Tiling and weather detailing
As a Eurocell approved tile installer we work with the Eurocell system, choosing a tile profile and colour that sits properly against the main roof of the house.

The abutment where the conservatory meets the house wall, plus flashings and eaves, are the places these roofs leak when they are rushed. That detailing is where the time goes.

### Inside the room
The ceiling is plastered and finished so the room reads as part of the house. Recessed lighting can be built in at this stage.

Roof windows are an option where you want to keep daylight in the middle of a deeper room, decided at survey, before the structure is built.

### Doors, glazing and the rest of the room
Most people replacing a conservatory roof also want the glazing sorted. We fit Eurocell and Rehau UPVC and Smarts aluminium, so the frames, doors and roof can all be handled in one programme by one team.

If the existing doors between the house and the conservatory are tired, replacing them at the same time is what actually stops heat migrating out of the adjoining room.

### When an extension is the better answer
Sometimes the honest answer is that the base and frames are not worth building on, and a full extension is the better spend. We build extensions start to finish (groundworks, brickwork, roof, glazing, plastering, painting and flooring) so we have no reason to push you the wrong way.

We do not work on listed or heritage properties, and we do not offer finance; payment is cash or bank transfer.

Questions we get asked

## Insulated Conservatory Roof Replacement: straight answers
How much does an insulated conservatory roof replacement cost?It depends on the size and shape of the conservatory, whether the structure needs strengthening, the tile specification and the internal finish. We'll survey the job and set out a written quote so there are no surprises before you go ahead.

How long does the job take? The on-site build for a typical conservatory is a matter of days, and we will give you a firm programme at survey. From order, lead time is a minimum of 10 weeks.

Will my conservatory take the weight of a tiled roof?We check that before we quote. Frames, wall plate and base are assessed, and if strengthening is needed it goes into the written quote rather than appearing as an extra later.

Do I need planning permission? Most conservatory roof replacements are straightforward, but requirements vary by property and by what you are changing. We will tell you what applies to your job at survey rather than after you have ordered.

Will the room be warm enough to use in winter? That is the entire purpose of the work. With insulation in the roof build-up and a plastered ceiling below, the space holds heat like the rest of the house.

What guarantee is included?A insurance-backed guarantee through IWA on the workmanship. We are Assured registered and carry comprehensive public liability cover.

How long will the new roof last?It is a permanent tiled roof structure rather than a panel system with sealed joints, which is why it carries a insurance-backed guarantee.

Can you fix a leaking conservatory roof urgently? We install rather than run an emergency repair service. Call 01543 524436 during opening hours (Monday to Friday 8am to 5pm, Saturday 10am to 2pm) and we will tell you honestly whether we can help.

Which areas do you cover? We cover Staffordshire and the surrounding areas, taking in the towns and villages in between.

How do I pay?Cash or bank transfer only. We do not take credit cards and we do not offer finance. Deposits vary with the size and type of job.
